High Fire Areas May Get Reprieve from Senate Bill 9
If you live north of Sunset in the very high fire severity zone, there is some good news. Senate Bill 9 (SB9), dubbed the “duplex bill, was deemed unconstitutional by Judge Curtis Kin on April 22. The ruling effectively prevents homeowners in single-family neighborhoods from building multi-family housing on their property, which was allowed under SB 9. BHA had opposed this legislation since it was introduced in 2019 because there was no requirement for affordable housing and it would increase fire risk as well as slow evacuation. If this ruling is upheld on appeal, it would affect 121 communities known as charter cities, including Los Angeles, San Diego and San Francisco.

If you have not already done so, please take our survey on homeowners insurance. The responses to-date show that 58% of those who have State Farm insurance have been notified their policy will not be renewed. With half of the respondents insured by State Farm, the impact will be great. Your responses will help us as we identify ways to help our community become fire safe.
